Home Inspection Services

If you choose to hire me as your home inspector, you will be hiring an experienced professional who has knowledge and experience in the building industry,as well as your best interest in mind. It is my job as your home inspector to not only evaluate the condition of the home's major systems and structural integrity, but also to inform you of how these systems are working together and identify areas that need to be watched, repaired or replaced.

The home inspection service I offer is a visual inspection of the structural elements and systems which are accessible to me.  I strongly encourage you to accompany me during the inspection so you are able ask questions and gain a better understanding of the systems in the home you are about to purchase.  

What is a Home Inspection

The home buying process can be confusing and stressful. Not only do you need to consider things such as price and location, you also have to worry about whether the home itself has any problems that could become costly surprises down the road.

A home inspection is an unbiased, professional assessment of the condition of the house. It provides you an expert opinion and professional report on the condition of the physical structure and various systems within a home, thus giving you peace of mind on what is quite possibly the largest purchase you will ever make.

In order to prepare the report, an inspector must conduct a visual inspection of the house. The inspection process typically takes about 1-1 1/2 hours to complete. This of course may vary, according to the size and condition of the home. 

Items that are typically included in my inspections are:

    • Roof, vents, flashings, and trim.
    • Gutters and downspouts.
    • Skylight, chimney and other roof penetrations.
    • Decks, stoops, porches, walkways, and railings.
    • Eaves, soffit and fascia.
    • Grading and drainage.
    • Basement, foundation and crawlspace.
    • Water penetration and foundation movement.
    • Heating systems.
    • Cooling systems.
    • Main water shut off valves.
    • Water heating system.
    • Interior plumbing fixtures and faucets.
    • Drainage sump pumps with accessible floats.
    • Electrical service line and meter box.
    • Main disconnect and service amperage.
    • Electrical panels, breakers and fuses.
    • Grounding and bonding.
    • GFCIs and AFCI.
    • Fireplace damper door and hearth.
    • Insulation and ventilation.
    • Garage doors, safety sensors, and openers.
    • And much more.
    • Additional items and systems unique to a particular home can also be inspected.

When the inspection is complete, I will inform you of any problems that I discovered and I will be happy to discuss them with you. I will also tell you about any routine maintenance that should be performed, as well as answer any questions you may have. Once all is said and done I will give you a full written report of my findings.

My goal is to discover and inform you of anything I find that might affect your purchase decision. I will tell you about any problems I find, make repair recommendations, and inform you of any maintenance tasks needed to keep the home and its systems in top condition.
